Asset Capital Corporation, Inc. is a self-managed fully-integrated real estate company focused on opportunistically acquiring, redeveloping, financing, managing and disposing of commercial real estate properties located primarily in the greater metropolitan Washington, D.C. marketplace and its surrounding areas. The Company invests primarily in commercial real estate properties that we believe have the potential for a significant increase in operating cash flow from the Company’s hands-on management, leasing, engineering and capital improvement programs. The Company also originates, acquires and invests in various types of structured real estate investments including mezzanine debt, preferred equity, and joint ventures.  The Company focuses its investment activity in its target market, which consists of the geographic region including Washington, D.C., bounded by Baltimore, Maryland in the north, Richmond, Virginia in the southwest and the Hampton Roads, Virginia metropolitan statistical area in the southeast.

Acquisition Criteria
Asset Capital Corporation creates value and growth through diversified investments that generally meet one or more of the following investment criteria:

	Location in the Washington, DC metropolitan area, bounded by Baltimore, MD, Richmond, VA and Norfolk VA.
	An asset value of $5 million to $50 million.
	Core Plus Properties: Properties with stable occupancies and below-market rents and/or inefficient operations with the potential to generate higher operating cash flows and enhanced asset values through aggressive leasing, reductions in operating expenses and improved operations.
	Value Added Properties: Properties with significant current or expected vacancy or need capital improvements but have attractive upside potential that may be achieved from hands-on, proactive management and leasing.
	Structured Investments: Investments in mezzanine loans, preferred equity interests, joint venture interests and/or other structured finance instruments involving what we believe to be high-quality local real estate operators or owner-occupants.
